DUFRESNE REVOCABLE TRUST to BENTLEY CORNERS LLC, dated 11/22/2024, and recorded on 02/17/2025 at Book No. 9608, Page No. 664, Hall County, Georgia Records, there will be sold by the undersigned at public outcry to the highest bidder for cash in Hall County, before the Courthouse door, and within the legal hours of sale on the first Tuesday in AUGUST, 2026, the following described property: All that tract or parcel of land lying and being in Land Lot 7 of the 10th District of Hall County, Georgia, being Lot 10 of the Watermark Subdivision, Phase 1, as more particularly shown and delineated by that certain plat recorded in Plat Book 844, pages 42 through 44 as revised in Plat Book 853, pages 83 and 84, of the Hall County, Georgia records which recorded plats are incorporated herein by this reference and made a part hereof for a more accurate description of this property. This property is conveyed together with those certain exclusive limited common elements known as the licenses to use boat slips numbered 1, 2, 3, 4, 5, 6, 8, 11, 12, 13, 15, 16, 18, and 24 unless otherwise previously conveyed more particularly defined in the First Amendment to the Declaration of Covenants, Conditions, Restrictions and Easement for Watermark on the Lake Subdivision recorded in Deed Book 6144, page 78 of the Hall County, Georgia records, which First Amendment to the Declaration incorporated herein by this reference. The debt secured by said Deed to Secure Debt has been and is hereby declared due because of among other possible events of default, failure to pay the indebtedness as and when due in the manner prescribed in the Note and Deed to Secure Debt. Because the debt remains in default, this sale will be made for the purpose of paying the same and all expenses of this sale, as provided in the Deed to Secure Debt and by law, including attorney's fees (notice of intent to collect attorney's fees having or will be given).
